Founded in 2023, Model Troja is transforming Kosovo’s construction landscape with innovative, eco-friendly modular homes. Supported through the innovation grant scheme co-founded by the Ministry of Industry, Entrepreneurship and Trade and the Grand Duchy of Luxembourg, the company showcases how creativity and entrepreneurship can redefine traditional industries by bringing smarter, faster and more sustainable housing solutions to both local and international markets.
 


A personal connection to sustainability

“When we started, we just wanted to build our own family home, something sustainable, green and efficient. We worked with architects and engineers who shared our vision, and our home became a real-life test for quality, performance and functionality, ” shares Blerta SALIHU-KRASNIQI, the founder of Model Troja, a start-up redefining construction practices in Kosovo.

That personal experiment evolved into a business idea. In December 2023, Model Troja was founded, officially taking on projects by early 2024. Within months, the company had completed seven homes and by the end of this year, the number would climb to 27, including commercial buildings covering over 2,000 square metres.

Luxembourg support boosts sales and trust

Supported by the innovation grant scheme, co-funded by the Grand Duchy of Luxembourg through LuxDev in partnership with the Ministry of Industry, Entrepreneurship and Trade, the company has built a striking prototype home, now serving as a live showroom.

The grant helped us bring our concept to life. Without the prototype, it would be hard for clients to imagine what modular construction really means. Now, they can see, touch and experience it.

The prototype immediately attracted attention. “One client ordered two houses right after visiting, ” she says with pride. “That’s the power of innovation when people can see its potential.”

Model Troja’s homes are built with metal structures and insulated panels that ensure thermal and acoustic efficiency, offering modern alternatives to traditional brick or wooden construction. 

“Our approach is timely, ” Blerta emphasises. “People want comfort and privacy in greener, more efficient homes, and modular construction delivers exactly that.”

Today, Model Troja employs a core team of 7 professionals, including engineers, architects and skilled builders, with up to 30 people engaged across projects.

Innovative construction expanding to new markets

Kosovo’s prefabricated and modular construction sector is expanding rapidly, driven by innovation and strong export performance. In 2024, it exported prefabricated houses worth EUR 15 million, with 25 active companies operating in the market, according to the association that represents the prefab houses sector. Around 95% of production is exported, mainly to EU countries, positioning this emerging industry as one of Kosovo’s most promising export-oriented sectors combining efficiency, sustainability and modern design.

Clients often perceive Model Troja as a company that delivers with precision and integrity, qualities strengthened by the presence of several women among its core engineering and management staff.

Kosovo’s Innovation Strategy 2030+, developed with LuxDev’s support, envisions precisely such stories where innovation drives sustainability, job creation and smarter industries. As the founder states: “We are educating society about alternatives in construction. Modular homes are not just modern, they’re the future.”


About the project

This success story was supported by the Sustainable and inclusive growth in Kosovo project, which supported the innovation grant scheme for Kosovo businesses launched in 2024 and implemented in 2025. The project — funded by the Grand-Duchy of Luxembourg and implemented by LuxDev, the Luxembourg Development Cooperation Agency — aims to catalyse sustainable economic growth by fostering innovation, inclusivity and social development in a greener Kosovo. Specifically, it endeavours to stimulate innovation and both local and foreign investments within a digitally secure and transparent ecosystem.
